The Palos Verdes Peninsula, at the southernmost tip of the South Bay, consists of four cities – Rancho Palos Verdes; Palos Verdes Estates; Rolling Hills Estates; and Rolling Hills – and contains just over 66,000 residents in an area of roughly 25 square miles.  Rancho Palos Verdes is by far the largest city on the peninsula with a population of around 42,500 people spread over 13.5 square miles.

Rolling Hills and Palos Verdes Estates, one of the two coastal cities on the peninsula, maintain fairly well-defined city borders.  On the other hand, Rancho Palos Verdes, the other coastal city, and Rolling Hills Estates look the result of political gerrymandering run amuck.  Many amenities are on offer up on “The Hill”, such as fine dining, a luxurious resort, live theatre, indoor ice skating, a botanical garden, miles of biking, hiking, and horse trails, and, of course, stunning vistas.

The school system is served by the Palos Verdes Peninsula Unified School District and provides students with 11 elementary schools; three middle schools; and two high schools. For those wanting to know overall school performance, test scores, student demographics, student staffing, and other hard facts within the district, or even at other schools and districts throughout California, there's all kinds of data at the California Dept. of Education website.

Each city serves up a range of price points to accommodate your monthly housing budget.  In Palos Verdes Estates, with predominately single-family homes, prices start at $1,300,000 and can reach up to $20,000,000 for coastal homes or those perched on a bluff with unobstructable ocean views.  Rolling Hills and Rolling Hills Estates offer such homes as well with similar prices, though the areas not along the coast.

If you’re looking for a condo on “The Hill”, then Rancho Palos Verdes is your best option as there are many from which to choose and at prices ranging from $600,000 - $1,000,000.  Sales of single-family homes in the city are double that of Palos Verdes Estates and a buyer can easily find a home for around $1MM, though the overwhelming majority of homes sold are between $1-2MM.
